How It Works
From vacate to re-let, without the chasing
Every day a property sits empty costs the owner rent. The slow part of most turnovers isn’t the work itself — it’s getting three trades quoted, booked and through the door in the right order. We take that coordination off your desk.
1. Send the property
Email or use the form with the address, access arrangements (office keys, lockbox code or tenant contact) and your inspection notes or photos. Tell us who the invoice should go to and any deadline, such as a new lease start date.
2. Get one upfront price
We quote rubbish removal, yard work and small repairs together, so you can send one figure to the owner for approval instead of three.
3. We do the work
Left-behind furniture and junk is cleared, the yard and garden are tidied, sheds and carports are emptied, and the small items from your inspection are fixed — in as few visits as the job allows.
4. Photos and invoice
Before and after photos come through so you can report back to the owner, along with a tax invoice addressed to the owner or agency as you prefer.

What we’re asked to do on rentals
Vacate and abandoned goods clean ups
Couches, mattresses, bed bases, broken outdoor settings, bags of rubbish and boxes left in carports, courtyards and sheds. We carry everything out and take it away so the property is empty and ready for the next stage. More on end of lease clean ups and furniture and mattress removal.
Yards that won’t pass inspection
Overgrown lawns, weeds, untrimmed hedges and piles of prunings drag down presentation and listing photos. We clear the green waste, tidy garden beds and leave the yard looking cared for.
Tenant-reported fixes
Loose fittings, sticking doors, small repairs and general handyman jobs between tenancies or during a lease. If a job needs a different licensed trade, we’ll tell you straight. See property maintenance.
Getting a property ready to sell
